Distressed Asset Sales

Our distressed asset sales division is a department focused specifically on servicing of non performing real estate assets.  This entails both the liquidation in REO’s and loans in default.  Our local level expertise allows Birch Capital to quickly and imperiously liquidate, or re-negotiate the debt instruments.  The services include the following:

• Identification and acquisition non conventional properties including; residential, land, industrial, office, and retail.

• Broker’s opinion of value, and market comparables.
• Workout or re-negotiation, recapitalization of debt terms and conditions are completed effectively.
• Targeted marketing using custom flyers, postcards, and mailers.  Use of distinctive Birch Capital Real Estate sign at each location.
• Focused marketing to prospective tenants or buyers.
• Work with attorneys on Deeds-in-lieu of foreclosure and voluntary liquidation on behalf of lenders
• Ascertain from attorneys Creditor's rights in bankruptcy, including automatic stay and cash collateral litigation, debtor-in-possession and plan confirmation financing, pre-negotiated and pre-packaged Chapter 11s.
• Market Listing in Costar Group, Realtor MLS, AIR Listing Service, Loopnet.com, and other Multiple Listing Services.
